Tax Increment Financing (TIF)
Tax Increment Financing (TIF) is one of Indiana's most effective economic development tools — directing future property tax revenue growth within a defined area back into infrastructure, development, and public improvements that make investment possible. Bargersville contemplates the use of TIF districts to attract capital investment and enable the kind of sustainable growth that benefits the entire community.
How TIF Works
When new development increases property values within a TIF district, the additional tax revenue generated — the "increment" — goes back into the TIF district to fund infrastructure, site preparation, and development support. For businesses and developers, this can mean critical public investments are already in place, or can be made possible, as part of your project.
Property Tax Abatement
This tool allows a company to phase-in its property tax bill over a period of up to 10 years. In the first year. the tax deduction is 100 percent and declines by a set percentage each year.
How It Works
A request is made before construction starts. A company must be located within an Economic Revitalization Area (ERA) to receive a tax abatement. A company must request such designation if not located within an ERA. Tax abatement is administered according to Indiana Code 6-1.1-12.1-1.
Bonds
Taxable and tax-exempt bonds may be used for building construction costs.

The Bargersville Redevelopment Commission oversees and administrates the redevelopment needs and tax districts in the Town. The five-member commission determines areas that need development, promotes the use of land in a manner that best serves tax units and residents, works with departments and agencies to serve the area, and plans and acquires areas that need redevelopment.
